The Grove

The Grove is a highly distinctive office campus developed by Spear Street Capital in 2019 and leased in its entirety to 23andMe when the new company was widely heralded. Shortly after lease execution, we sold the asset at a substantial profit to an institutional investor. Upon the bankruptcy of 23andMe in 2025 the newly vacated asset was offered for sale. Aware of the desire of Snap Inc. to secure a prominent new Silicon Valley campus, we were able to structure and finalize a full building lease with Snap prior to acquiring The Grove for a second time. Snap will invest heavily in the asset and it will be the company’s new home for a twelve-year term.
